
Mega Land Deal Planned in Dholera SIR
GANDHINAGAR : The Gujarat government is initiating its largest-ever land allocation within the Dholera Special Investment Region (SIR), as part of its aggressive infrastructure rollout under the Delhi-Mumbai Industrial Corridor (DMIC). The proposal involves the phased allotment of more than 2,376 hectares (23 million square meters) of government-owned land, valued at approximately ₹927 crore.
This strategic deal has attracted attention from three prominent developers—Universal Success Group, Hindustan Construction Company (HCC), and Nano Works. These companies have received initial offers and are expected to acquire land parcels in multiple phases. Each has presented strong proposals outlining large-scale investments in industrial zones, logistics, technology parks, and smart infrastructure. Together, they are projected to bring significant capital inflows while creating thousands of job opportunities for the region.
The land allotment process is structured to promote planned, high-impact development aligned with Dholera’s long-term vision. With its pre-cleared land titles and availability of trunk infrastructure like roads, utilities, and drainage systems, Dholera is fast becoming a preferred destination for industries seeking speed and scale.
Officials highlight that the collaboration between government and private stakeholders marks a significant milestone in the evolution of India’s first greenfield smart city. The success of this mega deal is expected to establish a new benchmark for industrial development models and fast-track Dholera’s emergence as a global manufacturing and investment hub.
