DHOLERA : To encourage early private sector engagement in Gujarat’s pioneering smart city venture, Mahindra Lifespace Developers Ltd.—the infrastructure and real estate arm of the Mahindra Group—entered into a Memorandum of Understanding (MoU) with the Government of Gujarat. The partnership includes plans to establish a “Mahindra World City” within Town Planning Scheme 2 (TP2) of the Dholera Special Investment Region (DSIR), positioning it as a model for integrated urban development.

The Mahindra World City is envisioned as a multi-sector integrated township, incorporating industrial zones, IT/ITES parks, residential communities, and logistics hubs—all supported by smart infrastructure in alignment with the Dholera SIR Master Plan. The township will adopt sustainability principles including green building norms, digital infrastructure, and efficient public transport networks.

The deal was signed during the Vibrant Gujarat 2012 event, reinforcing the state's commitment to attracting investments into smart city projects. The collaboration not only represents Mahindra’s expansion into Western India but also serves as a template for PPP (Public-Private Partnership) based smart city models.

As one of the earliest private developers to secure land development rights in Dholera SIR, Mahindra Lifespace’s project is expected to catalyze real estate development, employment generation, and ecosystem creation for industries looking to set up operations in the region.
