
TP Schemes 1 & 2 Finalized for 15,000 Hectares
GANDHINAGAR: In a major step forward for Gujarat’s flagship smart city project, the state government officially approved Town Planning (TP) Schemes 1 and 2 for Dholera Special Investment Region (DSIR). These two schemes collectively cover over 15,000 hectares, marking the commencement of structured development in the region.
Both schemes are part of the Activation Area, which serves as the pilot zone for early infrastructure implementation. The finalized plans establish clearly defined land parcels, road networks, and utility corridors aligned with the region's urban design and industrial planning vision. Strategic zoning for industrial, residential, commercial, and green spaces has been incorporated to support balanced urban growth.
The TP schemes also integrate flood risk management, a crucial step considering Dholera's proximity to the Gulf of Khambhat. Drainage channels, water reservoirs, and designated non-buildable flood zones have been included in the plan to safeguard against seasonal flooding.
Core infrastructure elements like major roadways, electrical grids, sewage systems, and telecom conduits are slated for early development to support Dholera SIR’s foundational growth.This comprehensive master plan ensures transparency in land acquisition and allocation while establishing a benchmark for efficient and future-ready urban development.
With TP 1 and 2 now finalized, Dholera SIR moves decisively toward becoming an investment-ready industrial township, providing clarity and confidence for both private investors and public agencies.
