GANDHINAGAR: In a major development milestone for the Dholera Special Investment Region (DSIR), the Government of Gujarat has formally approved and notified all six Town Planning (TP) Schemes under the SIR Act. The sanctioned schemes span a cumulative area of approximately 422 square kilometers and represent a strategic framework for Dholera’s phased growth into a global smart industrial hub.

These TP Schemes—numbered 1 through 6—provide detailed land-use planning for industrial zones, residential neighborhoods, logistics hubs, commercial corridors, and open green areas. Each scheme incorporates infrastructure layouts such as roads, utility corridors, flood zones, and future public transportation routes. The legal notification of these schemes empowers Dholera Industrial City Development Limited (DICDL) and associated authorities to move forward with land pooling, infrastructure rollout, and investor plot allocation.

The sanctioning is considered a turning point that transitions Dholera from conceptual planning to on-ground development. With zoning now finalized, investors and infrastructure partners have greater clarity on parcel locations, connectivity provisions, and land-use regulations. This clarity is essential for mobilizing large-scale industrial investment and triggering construction activity in the activation area.

The town planning schemes also align with Dholera’s smart-city mission, focusing on sustainability, efficient land management, and high-quality urban infrastructure. The approved frameworks are expected to unlock economic opportunities while ensuring that development remains orderly, inclusive, and future-ready.
