
Smart Zoning Principles Embedded in Dholera Master Plan
DHOLERA : In a forward-looking revision to the Dholera Special Investment Region (DSIR) blueprint, the state of Gujarat has officially adopted smart-city zoning methodologies into its core Development Plan. This update influences Town Planning Schemes 1 and 2, aligning them with global practices such as integrated land-use patterns, green networks, and mobility-oriented urban forms.
The revised framework introduces multi-functional zones where residential, commercial, and industrial uses can coexist, promoting compact urban growth. Key elements include public transit prioritization, walkable neighborhoods, and environment-friendly infrastructure—all aimed at creating a connected and efficient urban environment.
Urban development authorities emphasized that these zoning strategies will support energy efficiency, reduced vehicle dependency, and greater access to services and employment within the DSIR. The plan also reserves space for green buffers, utility corridors, and future-proof transit systems, setting the tone for sustainable development.
